New Look and Feel

  • New Look and Feel - From the minute you launch Tenant Pro 7, you will notice a difference. The software has an appealing new look and feel and it’s easier than ever to navigate through the program.
  • Custom toolbar with new icons: Tenant Pro 7 allows you the flexibility to customize the toolbar for your individual needs. Display the icons you use most frequently on the toolbar for easy access. Larger, more visually descriptive icons in the toolbar make it even easier to navigate through the program.
  • Tabbed Interface: Keep all open windows organized and easily accessible with the tabbed view. Makes it easy to see all open windows and jump from window to window quickly.
  • Improved database stability: Tenant Pro 7 utilizes the Microsoft .NET Framework to provide improved data delivery.

Powerful Tenant Management

  • Communication Log: Keep track of communication that has occurred with your tenants and their respective leases. All Word documents will be automatically added to the Communication Log.
  • Hot link: E-mail directly from the Tenants, Vendors, or Owners windows at the click of a mouse. Access a vendor Web site through the hot link in the Vendors window.
  • Import images in JPEG format: Store images in the popular JPEG format. Images are now stored outside of the Tenant Pro database so that program speed isn’t compromised. Easily attach pictures of each tenant, property, unit, vendor, or owner file.
  • View unit or lease details: Quickly view the details of the unit or lease directly from the Tenants window. The Lease window keeps track of all charges and payments that occur on a particular lease. Instantly view all rent payments, deposits, late fees, NSFs and more in the Lease Ledger. Detailed unit information including unit features, unit balances and tenants assigned to that particular unit can all be found by clicking View Unit in the Tenants window.
  • Four new wizards: These wizards include: Move-In, Move-Out, Letter Writing and Tenant Payment. Each wizard guides you effortlessly through each step, simplifying the process.
  • Write letters using Microsoft Word: Generate correspondence to your tenants, owners and vendors using Word. Tenant Pro’s integration with Word makes it easy to generate any built-in letter or agreement and customize it to your needs. Insert information from Tenant Pro’s property, tenant or owner files including names and addresses.
  • Multiple leases per tenant: Perfect for garages, car spaces, storage units or any other non-residential unit that a tenant is responsible for.
  • Memo field in Tenant Payment Window increased: Enter detailed notes about the tenant payment. Vastly improved roommate handling: Now you can move a new tenant into a roommate situation with an existing balance. Each time a tenant moves in or out of a unit, a new lease is created. The Move-Out wizard allows you to move out one or both tenants and allocate the remaining charges or security deposit as needed.
  • Tenant statements include date range: Bill tenants for individual charges by entering a specific date range. Any other outstanding charges will not appear on the tenant statement.
  • Super search: Find virtually anything in the database.
  • Unit Inventory: Easily track available units in a color-coded screen that identifies current vacancies, upcoming vacancies and reserved units as of any date in the future. Eliminates unit availability questions and simplifies assigning a unit to a new tenant.
  • Color-coding: Makes it easy to denote which units are available and their status. A unit can be vacant, on hold for a tenant, or on a lease that expires soon.
  • Unit Template tab: Search for all available units by type, description, square feet, etc. This feature alerts you to an excess of vacant units of a particular floor plan so you can adjust your marketing efforts accordingly.
  • Ready date: View only the units that will be available after the date you specify.
  • Move-In wizard: Once you select a unit, the Move-In wizard will assist you with moving a tenant into the available unit.

Flexible Accounting

  • Run your management company’s books in Tenant Pro: Management fees are automatically calculated and transferred to your management company. Tenant Pro 7 tracks your company’s income and expenses and provides a detailed account balance history.
  • No more End-of-Year closing: Now you can easily print past financials any time! Say good-bye to opening backup data files in order to print past financial reports. Get accurate year-to-date columns on all financial reports without closing prior years.
  • Owner Ledger balance: Great for owners of multiple properties. Tracks owner income and expenses and provides a detailed account balance history.
  • Adjust past bank reconciliation: Access prior months’ bank reconciliations and make any necessary adjustments.
  • Cash and accrual basis accounting: Both cash and accrual basis accounting are fully supported and can be different for each property. Tenant Pro 7 allows you to switch from one accounting method to the other at any time.
  • Property freeze date: Users are unable to enter information before a specified date without authorization. Guarantees the information cannot be changed.
  • Data verification: Reduce data entry errors. Phone number, e-mail and tax ID fields require valid character information.
  • Expanded Chart of Account numbers: Now up to eight alphanumeric (4000A) characters in the Chart of Accounts. Allows you to further categorize income and expense accounts.
  • Transfer data to QuickBooks: Automatically transfer tenant financial data to QuickBooks (sold as an Add-On product).
  • Paymatic option is a menu item: Conveniently access the Paymatic function from the main menu. Paymatic will automatically calculate management fees and owner disbursements, and then create those checks.
  • Track credit card payments: Record credit card transactions and reconcile credit card monthly billing statements.

Enhanced Maintenance

  • Parts and labor codes: Predetermined codes for labor rates and part costs can be automatically added to work orders.
  • Pass on work order charges: Automatically pass on maintenance charges directly to tenants when applicable.
  • Prioritize maintenance requests: Prioritize by due date or priority level.
  • Time and Date Stamps: Record time and date in the details field with the click of a button.

Improved Reporting

  • Export any report: Exporting reports to Excel or Word will allow you to perform further analysis on, or modify built-in reports. E-mail any report in PDF or HTML for universal viewing.
  • Customize reports: Easily tailor built-in reports to your preferences – choose font style, size and color. Customized headers, footers, and company logos can also be added to reports.
  • Reports to screen are searchable: Check out this time saver! Quickly locate any item or transaction using the “Find” tool. For example, easily find an $87.14 transaction in a 138-page general ledger in seconds.
  • Single-click time savers: Use these time saving toolbar options to perform functions such as export, search, copy and paste, zoom and more!
